About This Project

The building owner had to meet the local preservation requirements and desired a long term, low maintenance finish.  The building was stripped of its old cracked and delaminated stucco down to the brick substrate. New stucco was applied painted with two coats of KEIM Design Lasur,  mimicking the look of limewash.  The building is in close proximity of the ocean one block from Market Street.   

Challenges Water damage from water intrusion through the cracked stucco sustaining biological growth and damp conditions in the wall assembly.
Solutions Repair the stucco, repair flashings and caulk joints, apply a sol silicate finish that keeps water from penetrating through yet allows moisture within to freely move out of the walls, resists biological growth, will not fade over time, and provide the beauty of a lime wash finish. The caulk was painted over to extend its useful life. The owner desired low maintenance and a long life cycle.
