About This Project

A mixed use, 4000 square foot new construction addition to the rear and side of an existing high-rise in Manhattan required deft use of exterior materials to interpret the architect's modern design.  Materials were chosen to harmonize with the exterior facade of the original structure, but also adding a new aesthetic that would fit the building's new luxury renovation.  A durable and smooth finish was desired, but the key element of the design were expanses up to 80' with no visual breaks.  The smooth surface needed to appear monolithic with no breaks for control or expansion joints.  In addition the installation required a surface that could be direct applied to stud construction with Durock panel sheathing.
Challenges Architect's bold, modern design called for extensive areas of the facade to have smooth, uninterrupted surfaces across multiple stores and as much as width's of 80'.  A stucco cladding was desired, but Portland and EIFS stucco systems required use of extensive control/expansion joints which would have negative impact on the design.  Architect ultimately chose Keim's historic mix, lime rich system that can be installed without control joints over long spances.
Solutions Universalputz Historic Mix Stucco has physical properties that allow for new construction over frame construction without use of extensive control/expansion joints.  Here, exterior Durock was the surface with a vapor barrier.  The fine finish achievable with a lime-rich stucco system was also very appealing, as was the final mineral matte finish that was achieved with Soldalit All-Surface Exterior Mineral Silicate finish.  Absolutely no sheen was desired with no light-bounce back.
